October 2026 | Wendell Property Management
After a challenging period for Auckland’s rental market, we’re seeing some encouraging signs.
Conditions are looking more positive than they have for some time, which is welcome news for property owners.
We’re also seeing owners make some important decisions about their investments. Some are considering selling, others are reassessing their financial arrangements, and some are becoming property investors almost by accident.
Alongside these conversations, there are a few practical developments worth being aware of.
Here’s what’s been on our minds at Wendell this month.
Auckland’s Rental Market Is Looking More Positive
The Auckland rental market has experienced a period of significant competition, with tenants having more choice and property owners needing to be increasingly thoughtful about pricing and presentation.
We’re now seeing some encouraging signs with the lowest amount of listings in the last 3 years.
While conditions vary between suburbs and property types, the overall picture is looking more positive.
This doesn’t mean every property will rent immediately or that asking rents will automatically increase.
Good property management still requires an understanding of local demand, competing listings and tenant expectations.
What Makes a Rental Property Stand Out?
In a competitive market, the fundamentals matter.
A well-presented home, realistic rental pricing, professional marketing and prompt responses to prospective tenants can make a significant difference.
Property owners should also consider the overall financial impact of vacancy.
For example, holding out for an additional $20 per week in rent might seem attractive, but an extra three weeks of vacancy on a property advertised at $750 per week would cost $2,250 in lost rental income.
It would take more than two years of receiving that additional $20 per week to recover the vacancy loss.
This is why we focus on achieving the best overall outcome for our owners, rather than simply the highest advertised rent.
Thinking of Selling? Choosing the Right Agent Matters
We’ve recently seen some of our property owners achieve successful sales.
It’s encouraging to see activity in the sales market, particularly after a period when many owners were reluctant to make a move.
One thing we’ve observed is just how important the choice of real estate agent can be.
Different agents bring different levels of local knowledge, marketing expertise, buyer networks and negotiation skills.
For an investment property, there can also be additional considerations.
If the property is tenanted, the sales process needs to be managed carefully to protect the rights of tenants while allowing the owner to market the property effectively.
At Wendell, we encourage owners considering selling to have a conversation with us early.
We can help you understand the tenancy implications and connect you with experienced sales professionals.
The right advice at the beginning can make the entire process considerably easier.
The Rise of the Accidental Property Investor
One of the interesting developments we’re seeing is an increase in people becoming property investors without necessarily setting out to do so.
Sometimes it’s because they’ve purchased a new home but haven’t sold their previous one.
Perhaps the sales market hasn’t delivered the price they were hoping for.
Or their circumstances have changed, and renting out the property seems like a practical alternative.
On the surface, it can seem straightforward.
Find a tenant, collect the rent and wait for the market to improve.
But becoming a property investor involves considerably more than that.
Before Renting Out Your Home, Consider Your Investment Structure
A home purchased as a personal residence may not have been financed or structured with rental investment in mind.
Before making the transition, it’s worth reviewing several important areas.
Lending arrangements
Does your existing mortgage structure still make sense? Would different lending arrangements be appropriate for an investment property?
Tax and accounting
Rental income and expenses have tax implications. Understanding these before you begin can help avoid unexpected costs.
Ownership and legal structures
How the property is owned may affect your long-term investment strategy, particularly if you intend to purchase additional properties or sell in the future.
Insurance
Owner-occupied home insurance is not necessarily appropriate once a property becomes a rental.
Cash flow
Will the rental income cover the mortgage, rates, insurance, maintenance, management fees and other expenses?
A property that appears affordable on paper can become financially challenging when unexpected costs arise.
A Rental Property Needs a Strategy
Our advice is simple: don’t drift into property investment without a plan.
Speak with your accountant, mortgage adviser and lawyer before making significant decisions.
A little planning at the beginning can save considerable expense and frustration later.
At Wendell, we can help with the rental side of that conversation, including market appraisals, expected rental income, property compliance and ongoing management.
Negative Cash Flow: Why Financial Advice Matters
Not every investment property produces positive cash flow.
For some owners, the rent received is less than the total cost of holding the property.
This isn’t necessarily an indication of a poor investment.
Some investors deliberately accept short-term negative cash flow because they have a longer-term strategy.
However, problems arise when owners haven’t properly considered how much the property will cost to hold.
Interest rates, maintenance, insurance, rates and periods of vacancy can all affect cash flow.
A property that requires an additional $200 per week in contributions represents more than $10,000 a year in additional funding.
That needs to be understood and planned for.
Getting the Right Advice
Good financial advice can help property owners consider their wider financial position rather than viewing a rental property in isolation.
At Wendell, we work alongside professionals who can assist with mortgage advice, insurance and financial planning.
We’re pleased to introduce Threefold – Expert Mortgage, Insurance, and KiwiSaver Advisors in New Zealand, who provide advice across insurance, mortgages and KiwiSaver.
Having the right professionals involved can make a meaningful difference to investment decisions.
Property management is one part of the picture. A sound financial strategy is equally important.
LPG Gas Bottles: Could New Safety Requirements Affect Your Property?
An important practical issue has recently emerged for properties using bottled LPG.
Genesis has reviewed its health and safety requirements for LPG bottle deliveries.
This may affect some properties where access is difficult or where bottles cannot be delivered and handled safely.
Potential issues include steep driveways, elevated bottle locations, difficult access routes and obstacles that make moving gas cylinders hazardous.
Importantly, a property may have received gas deliveries for many years without any previous concerns being raised.
That doesn’t necessarily mean deliveries will continue under updated safety assessments.
What Should Property Owners Do?
If your rental property uses bottled LPG, it’s worth considering whether the delivery location and access arrangements could present difficulties.
If your gas supplier identifies a problem, changes to the bottle location or access arrangements may be required.
These changes can sometimes involve additional costs or coordination with qualified tradespeople.
We encourage owners to raise any concerns with their property manager so potential issues can be investigated.
Addressing problems early can help avoid disruption to tenants and ensure the property continues to operate safely.
Looking Ahead
It’s encouraging to see some renewed positivity in Auckland’s rental market.
But as always, successful property investment requires more than favourable market conditions.
Good decisions about financing, property presentation, compliance, maintenance and long-term strategy all contribute to better outcomes.
