Meth Clause for Sale & Purchase agreements

Here is that valuable clause that should appear in every Sale & Purchase agreement to avoid buying a house contaminated by Meth.

“ This agreement is conditional upon the purchaser obtaining, within ten working days from the date of this agreement, a toxicology report on the property to detect whether the property has been contaminated by the preparation or use of drugs including, but not limited to, Methamphetamine. Should the purchaser in good faith and in their sole discretion be dissatisfied with any aspect of the results in the report the purchaser shall be entitled to cancel by notice in writing to the vendors solicitor and all money paid shall be refunded in full and neither party shall have any right to claim against the other.”

This has been written by a qualified lawyer but do ensure you seek legal advise surrounding the particulair aspects of the property you are buying.
