September Market Update: Auckland Rentals, Sales Trends & Spring Optimism
We love September! It’s the start of spring, and Auckland feels like it’s finally waking from its winter slumber. Drive around the city and you’ll already spot streets bursting into bloom (thanks, global warming).
With the change in season comes some long-awaited good news for property owners and tenants alike.
Auckland Letting Market: Signs of Positive Movement
After months of challenges, we’re finally seeing a positive shift in Auckland’s rental market. Over the past few weeks, the number of available listings has eased.
Earlier this year, we averaged 22–25 properties available at any time (around 2.4% of our portfolio). Recently, this figure has dropped to 15–16 on average (just 1.4%) — a clear sign of improving balance between supply and demand.
This improvement reflects a few key changes in how we manage Auckland rentals:
- More conversations with existing tenants – the best tenant is often the one who stays put.
- Stronger marketing to attract quality tenant interest.
- Plenty of access to ensure in-person viewings and faster decision-making.

Sales Market Insight: Opportunities in a Flat Market
The Auckland property market continues to produce lacklustre sales results, and we’re seeing more properties returning from unsuccessful campaigns. While this is never ideal, we’ve been quick to step in — securing great tenants and restoring steady rental income while the sales market finds its footing.
We’re also seeing some of our excellent long-term tenants move on — not to rent elsewhere, but to become homeowners. That’s fantastic news for them, and a reminder of how much the market continues to evolve.
